We're searching for a dedicated and skilled Live-In Superintendent who will take pride in maintaining our vibrant community.

Key
Responsibilities:
As our Live-In Superintendent, you'll play a pivotal role in ensuring the smooth operation and impeccable presentation of our property.
Your hands-on expertise will cover a broad range of maintenance tasks, including but not limited to:
Plumbing:
From routine faucet replacements to more complex soldering tasks.
Electrical Work:
Installing fixtures, breakers, and panels.
HVAC:
Maintenance of boilers and ensuring a comfortable environment year-round.
Painting:
Beautifying small and large interior spaces.
Carpentry:
Including spackling, sanding, and cabinet installation.
Appliance Maintenance:
Installation and repair of household appliances.
Tiling and Grouting:
Skillful cutting, installation, and repair.
Snow and Ice Removal:
Timely storm prep and clearance to ensure resident safety.
In addition to technical skills, you will:
Manage day-to-day maintenance operations, ensuring the community is well-cared for.
Coordinate apartment turnovers, preparing them for new residents promptly.
Prioritize and complete work orders and general maintenance tasks efficiently.
Supervise site porters and maintenance staff, fostering a collaborative work environment.
Ensure high standards of cleanliness and address trash disposal daily.
Liaise with vendors for escalated building issues, ensuring quality work and service.
Respond to after-hour emergencies, providing peace of mind to our residents.
Conduct and document preventive maintenance of in-unit and building mechanicals.
Qualifications:

Experience:
At least 5 years in a similar role, with a proven track record of maintaining residential properties.
Skills:
Exceptional organizational skills to prioritize tasks, along with basic phone and computer skills for effective communication.
Physical Requirements:
Ability to perform heavy lifting, climbing, and frequent bending and kneeling.
Availability:
On-call for services as necessary, including nights and weekends.
Tools:
Must have your own tools to perform the required tasks efficiently.
